Managing your property with propertynest

We ensure your property is fully maintained and that Tenants treat it with the care you expect.

We prepare a comprehensive inventory, which enables us to use the tenants’ security deposit for any damage caused by themselves. We will formally check your property as part of our management service with a written report to satisfy any worries you may have. 

Of course our full management service includes formally checking the property throughout the tenancy on a regular basis and drawing up a detailed report to share with you as well as dealing directly with the Tenant and suppliers in relation to property maintenance issues that may arise. 

As well as ensuring that the rent is received each month and providing you with a monthly rental statement, we also negotiate tenancy renewals and potential rent increases on the best possible terms. 

We ensure that all legal requirements are fulfilled. Our staff are trained to understand these requirements because failure to do so can result in criminal prosecution. 

Upon given notice, we then start the process of re-letting your property. A final check will be carried out to ensure that your property has been maintained in a satisfactory condition; the cost of any damage will deducted from the tenant’s security deposit.

Safety regulations 

Furniture and furnishings manufactured after 1950 must be fire resistant by passing an ‘ignitability test’, under the 1993 regulations. Any furniture that does not comply with these regulations must be removed and replaced by those which do. Penalties are severe with up to 6 months’ imprisonment and a £5,000 fine. 

Gas safety regulations ensure that gas appliances are installed properly and checked once a year to avoid the risk of carbon monoxide poisoning. The landlord must also give a copy of the current gas certificate to the tenant. 

We suggest that all electrical appliances in let properties are regularly serviced, even though that Landlord ensured their safety before departing. 

All smoke alarms that were built before 1992must be mains operated and battery linked on every floor, under the Buildings Regulations Act 1991.

General information

You should make your mortgage and insurance companies aware of your letting intentions to avoid any breach in your agreement. Some interest rates on your mortgage may increase during the letting period. 

You should also advise the Post Office of your move in order for them to redirect your mail. It is inadvisable to expect the tenants to forward your mail onto you. 

It is the landlord’s responsibility to ensure that a valid EPC Certificate is available to all prospective tenants, prior to the internet advertising of the property. 

All deposits paid under an AST (Assured Shorthold Tenancies) before 2007 have to be protected within 14 calendar days of receipt by the landlord.

Tenants are required to agree to the Propertynest terms of business as well as undergo a credit search as proof of residency and identity. 

Landlords must make sure they insure their property as well as providing instruction manuals for all appliances. Three sets of door keys should be cut and a tax exemption certificate must be obtained if going abroad.
